MLP MANAGEMENT COMPANY SPONSORS CRE SUMMIT 2016

The annual commercial property forum CRE Summit 2016 took place in Moscow on June 29-30.

This year the summit was restructured which made the players of this particular market very happy. In addition to the traditional discussions conducted by market leaders of the various sectors of commercial property, summit attendees listened to presentations similar to those delivered at TED events. These sessions featured not only top managers of commercial property companies, but also well-known Russian and international business trainers, authors and scholars. The key speaker at this event was Itskhak Kalderon Adizes, writer and efficiency expert in the area of business management. His talk, centered on the theme of “Building a Dream Team”, highlighted the principles of bringing such a team to life. After his presentation, the guests of the summit were given the opportunity to speak for a period of ten minutes. These talks were spread out over two sessions.

Gleb Belavin, deputy director of the leasing department at MLP Management, described his company’s sponsorship of the CRE Summit 2016 in the following way: “We decided to sponsor the summit for several reasons. Firstly, we wanted to support this traditional summer forum which fosters interaction among professionals in the commercial real estate market. Secondly, we were intrigued by the new format of this event. I think that the addition of business trainers and business efficiency gurus like Itskhak Kalderon Adizes was most apropos and very useful from a practical standpoint for summit participants. This was a win-win situation for the event itself and all of those who listened to the above-mentioned speakers.

The first session entitled “Is the crisis an obstacle to growth?” hosted the following speakers: Sergey Kalinin (HALS-Development), Valdemar Weiss (Munitor Gruppe), Anders Liljenstolpe (SRV), Vera Setskaya (GVA Sawyer) and Sergey Kryuchkov (Rose Group).

The second session, dealing with the question “How does one become an ideal manager?”, featured the following presenters: Oleg Braginsky (Braginsky Bureau), Nikolai Kazansky (Colliers International), Maksim Feldman (Moscow School of Management SKOLKOVO), Gerard Uijtendaal (teacher of leadership development at the Higher School of Ecomomics, a state university) and Stuart Lawson (Ernst & Young).

The summit program continued with a number of discussions, the first of which dealt with the following questions: “A Look into the Future: What is to be done? What can we count on? What should we prepare ourselves for?” Special attention was given to such issues as: “Evaluating the long-term viability of various sectors of the commercial real estate market”; “Project financing in commercial real estate”; “Alternative investment mechanisms”.

During the second discussion entitled “Property management: Should we continue to optimize?”, the participants scrutinized possible ways of optimizing operating costs, increasing the profitability of property in a down market as well as determining the level of satisfaction of one’s tenants.

The third discussion, “Retail property: How does one find the path to the heart of the lessee and the consumer?”, was devoted to the specifics of current contractual relations, new concepts for retail shopping centers, methods of tracking the tenants’ sales volume and shopping center management in times of consumer stress.

The fourth discussion, “Minimizing vacancies in a down market”, was dedicated to the realm of office space. Major themes included: business parks as a new approach to office property; the transforming of office space into apartments and the current state of office property in
St. Petersburg.

A new wrinkle at the CRE Summit 2016 were talks delivered in the TED format. Such presentations were made by the following speakers: Andrei Kolokolnikov (Morgan Stanley), Irina Zharova-Wright (SESEGAR) and Elena Komissarova (GC SMART HOLDING, GC Bel Development, member of the board of directors of GC GOST), Nikolai Matushevsky (founder of the Flacon design plant), Thomas Devonshire-Griffin (JLL), Denis Sokolov (Cushman & Wakefield), as well as Sergey Trukhanov (T+T Architects), Amir Idiatulin (INDARCHITECTS), Natalia Kruglova (StrategyCapitalAdvisors), Aleksandr Poduskov (KRProperties) and Yuli Borisov (UNKproject).
