ABOUT THE PROJECT

The Nikolskoe warehouse complex is a modern grade-A logistics centre in the north of the Moscow Region. The facility was commissioned in December 2014 and has a total area of 107.000 sq. m. Nikolskoe is a high quality facility that meets the latest requirements for storage technology and the processing of commodity flows. It is equipped with the latest engineering systems, including an intelligent energy-saving lighting system.

Nikolskoe attracts a diverse range of businesses because of its convenient location, good road access, proximity to Moscow, professional property management company and the opportunity to expand operations from a single storage facility. MLP Property Management has managed the Nikolskoe warehouse complex since January 2016.

LOCATION

The Nikolskoe warehouse complex is located at the intersection of the Small Moscow Ring Road (A-107) and the Dmitrovskoe highway (A-104), 35 km from the Moscow Ring Road. The warehouse project just over 17 km from the Leningradskoe highway (M-10) and 13 km from the new Moscow – St. Petersburg highway. Nikolskoe is 4 km from a railway container terminal with a customs post and the Bely Rast Northeastern Chord. In addition, a segment of the Central Ring Road (CRR) is under construction 2.5 km to the north of the complex. Due to the fact that the road connecting the ring road and the A-107 will run along the site's eastern boundary, another access gate it is planned.

THE PROJECT TEAM

OLEG ZAKHAROV Facility Manager
Leads the team handling all technical operations of the warehouse facility. Supervises timely performance of prevention, repair and emergency services. Supervises timely inspections of equipment, engineering systems and structural elements of buildings. Oversees fire protection and cleaning services. 16 years of experience.
IVAN SEVODNIASEV Leading specialist of Tenant Relations
Interacts directly with tenants on issues regarding preparation of the premises, engineering systems, territory for transfer to lease, for drafting and signing Certificates of access and acceptance/transfer of facilities. Monitors the compliance of Tenants with their lease obligations and rules in force within the Territory of the Complex. Over 13 years of experience in the warehousing market.
SVETLANA FILIPPOVA Head of Tenant Relations Department
Coordinates work of the Department for interaction with existing tenants. Settlement of disputes arising in the course of operation activities and supervision of the timely performance of obligations and services provided within the contractual relationship. Over 20 years of experience in the commercial real estate market.
ANNA KAMNEVA Deputy Head of Tenant Relations Department
Interacts with the existing tenants on the issues of lease contracts performance: coordination and preparation of draft documents related to changes in current terms and conditions of contracts, monitors timeliness of payments. Over 15 years of experience in the warehousing market.
OLEG DMITRIEV Leading Specialist of Tenant Legal Support Department
Interacts with prospective and current tenants in the course of lease agreement negotiations, including handling complaints. Oleg's professional activities has been associated with legal support of major Russian and international companies in different sectors of the economy for over 15 years.
