THE LAUNCH OF CRR-3 GREATLY EXPANDED THE ADVANTAGES OF THE NIKOLSKOE WAREHOUSE COMPLEX

The launch of the largest and most innovative section of the Central Ring Road — CRR-3 — was an important event for all players of the logistics services market in the Moscow region.

This event also marked the end of 2020, a difficult year for the warehouse real estate market.

This section of the Central Ring Road is the longest, its length is 105 km. This road connects the M-11 and M-7 highways and has interchanges with M-8 and A-107 highways in the Gorki area.

The CRR-3 section was created in order to significantly divert transit traffic from the existing road network. According to experts, the travel time between the M-11 Neva and the M-7 Volga highways should reduced to one-third and take no more than one hour. This is the road of the first technical category with a higher speed limit. The estimated speed limit for this section is 110 km/h. There are no traffic lights, pedestrian crossings, or same-level intersections with other highways on the road. There are four lanes here — 2 in each direction.

"Convenient transport accessibility has always been one of the main advantages of the Nikolskoye warehouse complex. The launch of such a large section as the CRR-3, along which our Nikolskoye complex is located, as well as the availability of an exit directly to and from the Central Ring Road near the warehouse, multiplied the advantages of our real estate facility," commented Gleb Belavin, Deputy General Director for Tenant Relations at MLP Management Company. 
"This is not only our opinion, as the owner of this warehouse facility; we received such a response from almost all current tenants of the Nikolskoye warehouse complex within the framework of the tenant survey performed early this year," Gleb Belavin added.

The survey showed that 90 % of the current tenants of the complex foresee a tangible economic effect in the future. Despite the fact that this section opened not so long ago, the tenants already recorded a significant reduction in the time of goods delivery in some of the routes, especially east-bound.
