Analysts at Bright Rich | CORFAC International prepared a report on the dynamics of the industrial and warehouse real estate market in the Moscow region.
In 2019, 34 class A and B warehouse premises were commissioned, as a result of which the market of high-quality industrial and warehouse real estate in the Moscow region grew by 1,015,400 sq. m. 26% of the commissioned warehouse space is in the northern direction and amounts to 264,820 sq. m. It is predicted that in 2020 the area of commissioned industrial and warehouse facilities in the Moscow region will amount to 800,000 square meters.
The total volume of transactions in the industrial and warehouse real estate market in the region is 1,541,670 square meters. Class A industrial and warehouse real estate leads in the number of transactions. In 2019, the volume of transactions in this category amounted to 1,376,720 sq. m. The total volume of transactions under the built-to-suit scheme is 181,240 square meters, or 12% of the total transaction volume. The average transaction size decreased by 28% compared to 2018 and amounted to 10,900 square meters.
The main driver of the market in 2019 was retailers who concluded 30% of all transactions amounting to 467,180 square meters. Non-food companies accounted for 20% of transactions, and 17% of transactions were concluded by logistics operators.
In the Moscow region, the total vacant area of Class A and B in 2019 amounted to 644,000 square meters, a decrease of 20% compared to 2018. 81% of the total free space is represented by class A ¾ 523,700 square meters. In absolute terms, the amount of free space has fallen the most in the west, north and northeast.
On average, the rental rate for Class A storage facilities is 3,840 rubles / sq. m / year (triple net – plus VAT, operating expenses and utility bills), class B - 3,250 rubles / sq. m / year.
