The chain of stores Snezhnaya Koroleva has signed a lease with MLP Management Company to rent 15,000 sq. m. in the modern grade-A warehouse complex Podolsk in the Moscow region.

The international Knight Frank Company acted as consultant on the deal.

The Podolsk warehouse complex is located 17 km from Moscow Ring Road along the Simferopolskoe highway in the city of Podolsk. Domodedovo Airport, one of the main transport hubs in Russia, is located just 10 km from it. The favorable location and good access roads to the complex make this logistics park an even more attractive site for potential tenants. Moreover, the unique technical characteristics of this facility and a professional management company create ideal conditions for expanding business within one warehouse complex.

Today, several large Russian and international companies are already renting space in Podolsk, including DHL, Wildberries, Euroset, Luhta, the Atticus Publishing Group, the pharmaceutical company IRVIN-2, and distributors Jumbo and Lesjofors.

Snezhnaya Koroleva is the largest Russian network of multi-brand fashion stores. Currently, the retailer has 120 successful stores operating in the country. Currently, Snezhnaya Koroleva is rapidly increasing its capacity for further business development, including the needs of growing sales for its online store.

Konstantin Fomichenko, director of the warehouse and industrial real estate department at Knight Frank, reports: “Snezhnaya Koroleva is a current tenant of the Podolsk project.  In this regard, we helped the parties successfully agree on the optimal rental conditions and space expansion, and are confident that the decision fully meets the needs of Snezhnaya Koroleva’s dynamically growing business.”

We are pleased that we were able to offer additional space to our current Tenant in the conditions of a market deficit for high-quality warehouse real estate in the Moscow Region. This became possible only due to the fact that the anchor tenant of Podolsk, Wildberries, built its own distribution center and is gradually returning the rented areas to us. It should be noted that already six months before they return part of the space, we are signing lease agreements for these areas with both current residents of the complex and with new tenants. We are confident that it will not be difficult for us to rent out the 9,000 sq. m., which will become available in April of next year. Currently, there is practically no availability on the market for high-quality warehouse space near the Moscow Ring Road.”
