According to Rosstat, retail turnover in Russia in the past six months of 2018 increased by 2.5% compared to the same period last year – to 17,230.7 billion rubles. In Moscow, the data are comparable. The population has become stronger in the consumer behavior model: the demand for POS loans is growing, and savings are being spent, report analysts at the Central Bank. Mosgorstat specified: in terms of retail trade, the share of food products from January-July 2018 was 54%, non-food products was 46%. This means that consumers' money is going not only for food and consumer goods, but also for shopping “for pleasure.” Infoline analysts, on the other hand, believe that the majority of the population is continuing to save, and the tendency of so-called "lean consumption,” in their opinion, will continue to dominate in the coming years.

In order to attract customers, new formats are increasingly being used: sellers are increasingly targeting retailtainment (emotional retail, merging entertainment and sales); depot-warehouses are placed in their stores to set up wholesale deliveries to food services enterprises. Traditional hypermarkets are more boldly discovering innovative formats: creating showrooms and design departments in shopping centers, equipping them with electronic terminals for online orders. 

But all this creativity is useless if a good quality product is not delivered to the consumer in time. Therefore, the role of logistics companies as the main link in the “producer-seller-client” chain is becoming increasingly important. These questions are relevant both for traditional off-line commerce, as well as for Russia’s emerging e-commerce sector.

The retail industry’s transformation inevitably entails changes in logistics and affects the development of warehouse real estate. The departure from gigantism towards smaller store formats, as well as the growth of online commerce, has increased the demand for warehouse space close to Moscow. Analysts note the region’s developing shortage of warehouse facilities with an area of more than 20,000 square meters and with good transport accessibility. Which allowed their owners to raise rental rates. By the end of the year, about 800,000 square meters of high-quality warehouse facilities should appear on the market, but most of them are built to order.
