The Company OZON.RU rented 18,000 sq. m. in the Leningradsky Terminal Logistical Park

The major online retailer, OZON.RU, leased 18,000 sq. m. of warehouse space in the grade-A logistics park Leningradsky Terminal, located in the north-west of the Moscow Region.

With this lease, OZON.RU increased its leased area by five times, from the previously occupied 3,500 sq. m.

The international consulting company Knight Frank acted as broker for the transaction, representing the interests of the lessor.

The online megamarket OZON.ru was founded in 1998 and is one of the first Russian e-commerce projects in the B2C segment. To date, the company has warehouses in Moscow, Tver, St. Petersburg, Yekaterinburg, Krasnodar, and Kazan.

The Leningradsky Terminal warehouse complex (GLA – 198,000 sq. m.) is one of the largest grade-A warehouse complexes in the north-west Moscow region. The facility is located directly on the Leningradskoe Highway (M-10), it is 13 km from the Moscow Ring Road, and 17 km from the A-107 (Betonka, Small Moscow Ring Road). Sheremetyevo International Airport is located five km from the warehouse. The complex's tenants include many companies, such as Volvo, Stockmann, Caterpillar, Navigator, the pharmaceutical companies Pulse and Avexima, and the Sladkaya Skazka (Sweet Fairy Tale) group, among others.

"This transaction confirms the trend of growing logistics needs from major players in the online retail market, and certainly meets the interests of both parties," commented Konstantin Fomichenko, the Director of Corporate Clients Solutions for Knight Frank's Industrial Department. "This significant increase in storage area along the main transport route connecting Moscow, St. Petersburg, and Europe makes OZON.RU even closer to its final customers. Moreover, the MLP management company is improving its portfolio quality thanks to the client's well-known brand."

"We are pleased that OZON.RU decided on our warehouse complex to increase its area. This transaction once again confirms a trend formed last year: after a short lease (and we concluded the contract with OZON.RU less than a year ago) and having assessed the advantages of our logistics facilities and our management company's level of interaction, fast-growing companies in the retail sector decide to expand their storage area at our facilities. Our commercial policy is oriented around long-term, mutually beneficial development with our tenants. For example, in 2017, several retail companies increased their presence in the Severnoe Domodedovo warehouse complex. The Hoff Company leased an additional 16,500 sq. m, and the Faberlic Company expanded its storage space in Severnoe Domodedovo by 23,000 sq. m. We are confident that this positive trend will actively develop in 2018," said Gleb Belavin, Deputy Director General of Tenant Relations at MLP.
